The go-ahead, subject to 14 conditions, has been given
Permission has been given for the development of four new apartments in Muff.
An Bord Pleanála has granted the go-ahead for the construction of four apartments in two blocks at Ardmore, Muff.
Developer Ultan Doherty has been given the green light, subject to 14 revised conditions, following an appeals process to the planning authority.
The Board considered an inspector's report in its decision.
The Board said: “It is considered that, subject to compliance with the conditions, the proposed development would be acceptable and would not seriously injure the established character or residential or visual amenities of the area and would not endanger public safety by reason of traffic hazard.”
Locals had objected to the development on a number of grounds.
One local resident cited the loss of privacy and the possible impact of the development on the residential amenity of the area.
The same person argued that the development ' incompatible with the unique character of the cul de sac at Iskaheen Park and the entire Muff area' and said that both the size and nature of the development, with multiple dwellings, is 'unsuitable' for the location.
Another objector said that construction of this development would increase the occupancy on the street by some 57 per cent.
One submission contested that the proposed apartments would be 'out of character' with existing developments and raised concerns over multi-unit development on the cul-de-sac.
With the area including a school and a church, safety concerns on the existing narrow local road were put forward to the planning body.
The inspector was satisfied that 'no undue overlooking of the school will occur' and recommended the granting of permission with the revised conditions.
The apartments which are the subject of the permission shall be used as permanent residential units only while development is only to occur between 8am-7pm Mondays-Fridays, 8am-2pm on Saturdays and not at all on Sundays or public holidays.

The developer is also to lodge a cash deposit, a bond of an insurance company or other security to secure the provision and satisfactory completion of roads, footpaths, water mains, drains, open space and other services required in connection with the development.
